Please take a moment to get to know me and my team, the firm and sources we work with and read about the loan programs and the loan tools you can access here. I personally assisted with the concept and design of these tools so my clients can make decisions in their best interest.

After a short interview, or upon your completion of a "Step One" sort form loan application (takes 10 min) I will utilize my tools and 20 plus years experience to have a timely and detailed "mortgage meeting" at your pace to identify your goals, your choices and help you move forward confidently. Your loan will be "in our hands" locally, you can come by and say hello as often as you like. We will guide you, keep you informed, close on time, on budget. We are established, experienced, professional and accountable for your loan.

The questions were; how can we get you the information you need to assess your loan choices quickly, accurately, and how can we track your changing loan needs.? We ended up with a suite of tools that produces, displays, stores and distributes a myriad of totally custom and highly accurate "fee worksheets" that will cover your scenarios. We show a clear breakout of (PITI) payment, closing costs, pre-paid's, prorates, all date specific with a clear breakout of funds needed to close, or credit back on "cash out" refinance.

The system also has a "sale proceeds" calculator we can use together to drill down on how much you may net on the sale of your home. Your realtor likely already informed you, but I like to do the numbers as well to keep on track!

Another great feature, likely the most powerful "loan amortization" tool you have ever used. It accommodates an endless array of extra payment streams, odd amounts, odd dates so you can totally customize your payoff goals.

List of items I need plus a few processing tips: (not all may pertain to you)

___Thirty days consecutive days pay stubs. This is usually two but may be three or four depending on the way you are paid.

___Two years W-2s, 1099s if any. Pension award type letters, Social Security year end statement as applicable.

___Two years Federal tax returns (1040s, all pages/schedules and K-1s if any) If you have filed an amended return we need both the initial and amended returns.

___If you own a business, we need two years 1120 business returns and K-1s if you own more than 20% of a business.

___Two mos bank/investment statements. All pages for the account(s) you plan to use for funds to close.

___If you are getting a gift from a family member please indicate this. We can help you document it properly.

___Don't let anyone check your credit (or take new loans) after you have applied with us.
 
___We need your insurance agent contact info.

___Most recent mortgage statement on all mortgage loans.

While in process, keep us informed of changes in price, seller credits, status of your home inspection negotiations and closing date changes. _____________________________________________________________

My guarantee

If subtotal of closing costs and prepaid items are higher at closing than your final Fees Worksheet/Good Faith Estimate, I will adjust your bottom line no-questions asked. There are exceptions to this guarantee due to rare circumstances of your particular loan but I am very committed to keeping you on budget.
