Clients who enjoy drilling down on the best options will love it. It produces, displays, stores, and distributes a myriad of custom and highly accurate "fee worksheets" for your review. It shows a clear breakout of (PITI) payment, closing costs, pre-paid's + prorates, date specific and with or without reserves in your payment. It shows a clear breakout of funds needed to close, or the credit back to you on "cash out" refinance.

The system also has a "sale proceeds" calculator we can utilize together to drill down on how much you may net on the sale of your home. 

Another great feature, and likely the most powerful is our "loan amortization" tool. It allows an endless array of extra payment streams, odd amounts, and odd dates so you can customize your payoff goals.

List of items I need plus a few processing tips (not all may pertain to you):

___Thirty days consecutively dated pay stubs. This is usually two but may be three or four depending on your pay cycle.

___Two years W-2s, 1099s if any. Pension award letters, Social Security year end statement as applicable.

___Two years Federal tax returns (1040s, all pages/schedules and K-1s if any) If you have filed an amended return we need both the initial and amended returns. If you have filed an extension for the current tax year, we need a copy of it. 

___If you own a business, we need two years 1120 business returns and K-1s if you own more than 20% of a business.

___Two months bank/investment statements for the account(s) you plan to use for funds to close. 

___If you are getting a gift from a family member please indicate this. We can help guide you for proper documentation. 

___Don't let anyone check your credit (or take new loans) after you have applied with us.
 
___Insurance agent contact info.

___Most recent mortgage statement on all mortgage loans.

___Clear copy of your driver license and social security card if you have one. A passport works if not.

Keep in mind this is an initial list. A second, and perhaps a third list will follow as needed after we receive your documentation. It is critical to react quickly. We are trouble shooting problems and making way for a smooth underwrite and closing. We will also need your signatures on disclosures throughout the process, not just up front.

Funds deposited to escrow should be sent via wire or cashiers check at least 24 hours prior to expected funding date. Your funds must come from the sources we documented.

If subtotal of closing costs are higher at closing than your final Fees Worksheet/Good Faith Estimate, I will adjust your bottom line no-questions asked. There are exceptions to this guarantee due to rare circumstances of your particular loan but I am very committed to keeping you on budget.
